The first month of the year has whizzed by. We have made the most of the cold, snowy, turbulent start to the year by keeping pace.
We have two homes under construction with one of those nearly done.
We have begun building the model home/administrative office at our new campus. A construction space will follow.
We are working to complete the acquisition of new building sites for our Rural Starter Homes within the next few months.
We are opening home ownership applications for future homes to be built.
We have a new strategic plan to guide us towards the late 2020s.

The latest data from 2025 show that the Hudson Valley housing crisis — insanity, really — has accelerated. The median home price in Columbia County, NY has more than doubled (+105%) from 2019, to over $527,000, an increase of more than $269,000. In neighboring Greene County, the median house price has increased more than 93%, to $379,000. Inventory of available homes has declined while the affordability gap has surged, prompting continued flight from our communities. New York State has lost more than 200,000 residents since 2020. The state’s population “growth” since the last census ranks last among the 50 states and Washington, DC.
We are on a mission: To create more opportunities for average income individuals and families in Columbia and Greene Counties to own safe, efficient, affordable homes. No one else is doing so. It is up to us to think big and put up homes.
In 2026 we are coming in hot and planning to proceed with continued focus and momentum.
